Giant Liberty Township residential, commercial project eyed
Terry Brothers wrap up purchase of 87 acres off S.R. 747
(Business Courier | June 2011) A 400-acre plot in Liberty Township is set to become a 700-home community, with up to 100,000 square feet in commercial development included once the project is completed around 2025.
Carriage Hill is designed as a master-planned, $300 million-plus community that will feature a variety of housing types, amenities and commercial space. The land is being developed by Liberty Land Co. LLC, whose principal members are brothers Todd and Randy Terry. The Terry family has owned the majority of the land for 25 years.
“This will raise the bar for community-style living in the area,” Randy Terry said.
The Terry family, which sold its Hamilton-based highway products and construction services supply company in 2006, started working on a development plan in 2003 but decided to hold back on the project during the recession. Terry said a shrinking inventory of available lots and a lack of quality lots, along with a recent acquisition of a stalled development prompted the start of the project.
Liberty Township has seen its population boom in the past decade and Terry said it’s only reached about the halfway point of its total population capacity. In 2000, Liberty Township had nearly 23,000 residents. In the 2010 census, the township’s population surpassed 37,000, a 61 percent increase.
Bucking the trend
The first phase of Carriage Hill is located along the northeast corner of the property on an 87-acre parcel formerly known as Winding Creek. The Terrys acquired the parcel in October for $1 million and have spent $1.4 million preparing the lots for development. There are two homes built on the site, with another 17 lots available.
The developers are working with a group of builders that include Robert Lucke Group, Zicka Homes, W.V. DeStefano Homes and Justin Doyle Homes. Homes will range in price from the $300,000’s to almost $1 million. The land is bordered by Millikin, Lesourdsville-West Chester, Princeton and Princeton-Glendale roads.
